Cushman & Wakefield Vietnam has successfully assisted Daiwa House in the transfer of a high-quality logistics center to CJ Logistics at Long Duc Industrial Park, located in Dong Nai Province.
The transaction, announced on October 16, 2026, saw CJ Logistics, a member of CJ Group from South Korea, purchase a 20,843-square-metre facility as part of its unified logistics and supply chain management activities across Vietnam.
This deal is CJ Logistics’ first expansion in Dong Nai, considered one of the key logistics centers in southern Vietnam, to boost its warehousing capacity and nationwide operational network. As of the second quarter, Dong Nai accounted for some 32% of the total supply of ready-built warehouses in the Southern Key Economic Region.
The province continues to move forward with planning efforts, investment processes, and infrastructure development to improve its investment appeal, while the market for vacant industrial land is still stable. Factory lease demand jumped 4%Â on-year, and warehouse occupancy was strong at 88.4%Â of existing supply absorbed.
The strategic location of Dong Nai and the infrastructure being improved at a rapid pace made Daiwa House’s facility have the advantages in line with CJ Logistics’ expansion strategies.
The high-quality logistics center is about 20 minutes to the new Long Thanh International Airport, 60 minutes to Ho Chi Minh City Centre, 40 minutes to Cat Lai Port and 60 minutes to Tan Cang Cai Mep – Thi Vai Port. It also has easy access to Ho Chi Minh City, adjacent industrial clusters like Binh Duong and Ba Ria – Vung Tau, and northern provinces through the network of the North-South Motorway.
Cushman & Wakefield acted on the deal, having advised both parties on market and project evaluation, negotiating procedures, due diligence and the satisfaction of transaction terms.
Thanh Nguyen, the Industrial and Office Services Manager at Cushman & Wakefield Vietnam, said that the logistics market in Dong Nai has entered a period of substantial expansion due to economic growth, domestic consumption, major infrastructure investment and good connectivity.
Thanh added that “the province is emerging as a new growth catalyst for Southern Vietnam. We are seeing a noticeable shift in demand within Vietnam’s industrial and logistics market, with growing interest from end-users in acquiring existing, high-quality facilities rather than solely leasing space or acquiring land for development. This trend reflects increasing demand for assets that are already operational and capable of generating cash flow in the near term.”
